First impressions are incredibly important when building a customer base. Oftentimes, a newly paved or well-maintained parking lot is the first impression customers will receive from your local business. Is the lot clean, free of potholes and cracks and have newly installed painted pavement markings and/or stripes? If the answer is no, consider adding a repaving and/or maintenance for your asphalt parking lot to your budget. Here are three things you should think about before installing a new parking lot:
- 1. Asphalt can be environmentally friendly. 95% of rebuilt roads are made with recycled asphalt. Consider selecting a company that helps the environment by using recycled asphalt.
- 2. What work needs to be completed? – First off, you will need to evaluate your existing parking lot and determine what work you would like to complete to get your parking lot good as new. Sure, your new parking lot can look great from the top layer. However, the material underneath could cause big problems in the future. The sub-base is the most important aspect of your new parking lot. It is the foundation of the asphalt pavement and helps prevent shifting and cracking. You have a few options that can help you determine what needs to be done. Your first option is to hire a consulting engineering company to recommend required repairs necessary for the preservation of your parking lot or complete replacement, if necessary. You second option is to consult with a highly qualified local contractor/s who specialize in asphalt paving, typically these contractors will make a site visit and provide recommendations, free of charge.
- 3. What can I afford? Your budget will ultimately determine the scope of work you can afford. Once you have decided what work needs to be completed, you should plan on soliciting at least three contractors to price up the work for you. It would be in your best interest to require all of the contractors that you solicit pricing from to bid on the same scope of work. This way you can “compare apples to apples and not apples to oranges.” Remember, the lowest price is not always the best price. Since repaving your parking lot will be a large capital improvement, you want the most qualified contractor with the fairest price to perform your work.
Experience is essential. After you’ve decided that it is time to revamp your parking lot, you need to think about who is going to do it. It is important to select a contracting company that not only has experience doing projects of similar size, but also a company who have the workers and equipment necessary to complete the project while upholding the highest standard quality. Ask the company to provide examples of previous work, case studies, and client testimonials.
