Once you’ve finally updated your asphalt parking lot, it is important to protect it during the winter. The freeze thaw cycle that occurs during the cold-weather months damages the asphalt surface and causes potholes. Learn how to protect your asphalt lot with the following tips.
- Hire professionals to clean the surface. The first step to preparing your asphalt parking lot for the winter is to get your asphalt parking lot professionally cleaned. This is beneficial because it will reveal any issues that should be repaired before the first snowfall. Cleaning the lot will also remove any large debris that could potentially cause an issue when it snows.
- Crack fill and sealcoat. If nightly temperatures in your area are still around 50 degrees, consider applying a sealcoat to the asphalt. An additional option is to crack fill to prevent additional damage to the asphalt in the winter.
- Make repairs. If you notice pooling water before the winter starts, you could find a pothole in that spot in the spring. If it’s not too late, make repairs to those spots before a pothole forms. Otherwise, schedule an asphalt repair for early spring to fix the pothole before it gets any bigger.
- Shovel after snowfall. Staying on top of snow in your asphalt lot will prove to be very beneficial come spring. Removing the snow before it melts can help to prevent water damage. If you chose to use a plow, be careful because they can create potholes and cause surface damage.
